Methodology
CREED©, a mobile application developed by David J. Wilk and SAP’s Global Real Estate product team is an earnings diagnostic tool created to help corporate senior management unlock hidden value in their real estate through SAP software applications that analyze the following and produce an Optimization Scorecard:

The core part of the application is the delivery of an earnings scorecard and pay-off matrix clients fill out a survey through the app which populates the data into the scorecard and pay-off matrix (see below). CREED© advisors then come up with an action plan to put together a strategy for a corporation’s real estate portfolio.

The only inputs required by the companies are the short real estate questionnaire, including an hour meeting with the CFO and Treasurer of the corporation if wanting to proceed; the overall process is simple and not time-consuming

Illinois American Water (IAW) is one of the 19 subsidiaries of American Water. Having presence both in core cities and tertiary markets in Illinois, IAW has engaged with the CREED© team to help optimize its real estate assets. With 375 properties in 20 counties, CREED© has implemented tax reductions of 20-25 properties, a $270,000/year, monetizing excess properties.
Delray Beach
Palm Beach, FL 2012 - present
Another CREED© candidate was a governmental entity. The City of Delray Beach in Palm Beach County Florida had a 42+ acre and 550,000 SF of a former corporate headquarters that had been vacant for over five years; a downturn in value, and a loss of $100M of tax ratable for city. CREED© team implemented an innovation park plan.
Thomas Jefferson University
Philadelphia, PA 2002
Over $35M in renovations were needed for Jefferson's residence halls. App wasn’t fully developed, but using the payoff matrix strategy we placed an optimization model in place for RE savings. Then sold to Lubert Alder Partner. Avoided $35M, received $13M, avoided total cost of $50M to entity, and a $25M annual savings in portfolio
